Home alarm kit: how to choose one for a flat or a house

Start, Plus or Premium? Count the doors, rooms and floors and you can choose in a couple of minutes. Here are all three kits side by side.

An alarm kit on a table: hub, keypad, door sensor, motion sensors, smoke detector and siren

In short

You choose a home alarm kit by the number of entrances, rooms and floors: Start (6 devices, 385 €) suits a flat with one door, Plus (11 devices, 678 €) a house with two entrances, and Premium (18 devices, 835 €) a two-storey house. Ground floor windows, the yard and the risk of water leaks are covered with extra devices. Prices include VAT.

  • Each entrance: one door sensor
  • Each walk-through room up to 30 m²: one motion sensor
  • Each floor: one smoke detector

Choosing an alarm package is easier if you start from your home, not from the price list. All three GSMvalve kits have the same hub, which handles up to 96 devices, so no choice is final. The difference is how many sensors and sirens come with the package from the start. Below you will find what is in each of the three packages, a simple way to count the sensors you need, and the extra devices people add most often.

The purchase price of a package is the same as buying the same devices one by one. When renting, a package is cheaper than renting the devices separately. When you buy, there is a monthly fee of 9.18 € (app, mobile connection, customer support), and extra devices don’t raise it. Rent is for a minimum of 3 months, and you give 3 months’ notice to end it.

How do you count how many sensors your home needs?

Take a piece of paper and sketch a rough plan of your home. Then count three things.

  1. Entrances. Front door, terrace door, door from the garage into the house, basement door. Every door that is used gets a door sensor (30 € or 1.24 €/month). A flat usually has one, a house two or three.
  2. Walk-through rooms. A motion sensor covers about 30 m², which is a normal living room. Put it in a room an intruder has to pass through: hallway, corridor, living room, stairs. You don’t need to cover every bedroom separately if the corridor is covered.
  3. Floors. At least one smoke detector on every floor. Under § 32(3) of the Fire Safety Act, the owner of a house or flat must fit a standalone smoke detector in at least one room. The fine is up to 300 fine units.

If you count one door, one walk-through room and one floor, that is Start. Two doors and two rooms on one floor is Plus. Two floors and five walk-through rooms is Premium.

Which kit for a flat?

Start suits a typical flat: a keypad and door sensor for the front door, a motion sensor in the hallway or living room, a smoke detector and an indoor siren. In a block of flats, the only entrance is usually from the stairwell, so one door sensor and one motion sensor cover the way an intruder would come in.

The exception is a ground floor flat or a balcony that can be reached from the ground. Then you need to count the window as an entrance too. A glass break sensor (33 € or 1.86 €/month) hears breaking glass from up to 8 m away, so one sensor often covers two windows in the same room. If the flat has a gas appliance connected to a chimney, a carbon monoxide detector has been mandatory since 1 January 2018. In that case, add a smoke, carbon monoxide and temperature detector (82 € or 3.72 €/month) to the Start package.

Which kit for a house?

Plus suits a single-storey house. It has two door sensors (front and terrace door), two motion sensors, a camera sensor for the hallway, an outdoor siren for the outside wall and a smoke, carbon monoxide and temperature detector for the boiler room or the room with the fireplace. When an alarm goes off, the camera sensor sends a series of photos to your phone. There is no continuous video recording.

Premium suits a two-storey house of about 180 m²: five motion sensors (living room, kitchen, stairs, upstairs corridor, study), a smoke detector for each floor and five key fobs, so every family member has their own. In night mode, doors, windows and outdoor sensors stay armed while you move freely indoors. Premium installation is 200 €, because there are 18 devices.

Tip. Don’t cover every room. A motion sensor on the stairs or in the corridor sees everyone moving between rooms. One sensor in the corridor gives the same protection as three sensors in the bedrooms and costs less. It is smarter to spend the money on ground floor windows or the yard.

What should you add to the kit?

Two examples. Ground floor flat: Start plus two glass break sensors costs 451 € to buy or 21.08 €/month to rent. House with a yard: Plus, an outdoor motion sensor and a water leak sensor cost 876 € or 29.14 €/month. In both cases installation is 150 €. If you end up with 18 devices or more, installation is 200 €. A water leak sensor is especially useful at a summer cottage where nobody is around in winter and at the end of the heating season.

Can I put together my own home alarm kit?

Yes. On the build your own page, you choose a package as the base and add devices one by one, and the price is calculated straight away for both buying and renting. If your home has an unusual layout or you have several buildings, write the square metres and the number of doors in your enquiry. We reply within one working day, the enquiry doesn’t commit you to anything, and installation costs the same all over Estonia.

Our advice

Flat on an upper floor: Start. Ground floor flat: Start and a glass break sensor. Single-storey house: Plus. Two-storey house or a big family: Premium. Add sensors for the yard and water leaks as needed. When you buy, this doesn’t change the monthly fee.

Frequently asked questions

How much does a home alarm kit cost?

GSMvalve Start costs 385 € or 17.36 €/month, Plus 678 € or 23.56 €/month and Premium 835 € or 31 €/month. Installation is 150 €, or 200 € for Premium. When you buy, there is a monthly fee of 9.18 €. Prices include VAT.

Is the Start package enough for a small house?

If the house has one entrance and the motion sensor covers the walk-through room, then yes. For a second door, add a door sensor (30 €). If the house has two entrances and you want an outdoor siren, Plus is the more sensible choice.

Do extra devices raise the monthly fee?

Not when you buy: the 9.18 € monthly fee stays the same however many devices are on the hub. When you rent, each device adds its own monthly fee, for example 1.24 €/month for a water leak sensor.

Can the kit be extended later?

Yes. The hub handles up to 96 wireless devices and all packages use the same hub, so you can add sensors and sirens even years later.
